  遇到过很多贷款人，很多人都认为在美国买房，房子必须是自住屋，其实不然，使现在是在租房子住，如果有的资金和好的房源，也可以直接申请房买房贷款。 而且贷款买房也远没有你想像的那么难。美国买房贷款申请的“房”分三种： 自住屋(Primary Home)： 如字面意思，是买来自己住的； 第二套房(Second Home)： 是指不长住的房子，但是偶尔会去住一下，例如在某旅游景点附近，海边的房子等等； 投资房(Investment Property)： 是期望着通过购买出租收，或者是低买高卖得到。 在不少地方，由于地理，工作地点或者环境因素，可能购房者会认为相对自住而言更适合做。 举个例子： 同样是4房3卫的独立屋，在沿海可能要买超过100万，但是内陆可能30或40万就能买到，同时可能就差个几百块钱。也就是说，房价和房租不是成线性相关增加的，这就是为什麽有的地方放20%的就能有正的现金，有的地方却放40%的都收不回房贷和地税等。 下面是在贷款购买美国房产做时常被问到的几个问题。 Q:  美国房产收入要多少？和自住屋审核有区别吗？ A:  没有区别，房收入的审核依然是看DTI(Debt-to-Income Ratio)，也就是： 房贷+地税+保险+HOA+车贷+信用卡还款额 ≤ 45%税前月收入 更好的是，买房的话，房可能的收入会被算入可使用的收入，其算法是，乘以75%，再减去房的月供，如果剩下的是正数，那麽加到分母里；如果是负数，则加到分子里。所以，有时你会发现直接买房甚至能获批更高额度的贷款。 这个怎么决定呢？贷款都要做房屋估值(Appraisal)，银行会参考Appraisal Report上Appraiser给出的建议。Appraiser会对比附近的房子，做出一个“Comparable Rent Schedule”，给出自己的建议出租额度。 Q: 需要多少，有额外要求吗？ A: 买房需要20%，但是除了和Closing Cost之外，房的贷款申请还需要有资金储备(Reserves)，其额度要求是6个月的PITIA。 Q: 什么是PITIA？ A: PI = Principal & Interest，房贷     T = Tax，地税     I = Insurance，保险     A = HOA，管理费 所以PITIA指的就是：每月房贷，地税，保险以及管理
