Work has begun on the 16-story mixed-use tower opposite Golden 1 Center, according to the Sacramento Kings.See correction at end of article.
Crews began work on soil stabilization and underground foundation work for the tower. Vertical construction will begin this fall, according to Kings spokeswoman Laura Braden.
Timing of the start of construction was tied to two factors. The first was demolition work on a bridge crossing Fifth Street to what’s left of Downtown Plaza, now nearly complete. The second was a financing deal, finalized la
Swinerton Builders is the primary contractor for the project, which will include a Kimpton-branded hotel, top-floor condominiums and both retail and office space. The retail portion of the tower, on the bottom three floors, will offer about 45,000 square feet for lease.
That’s about the same time as the project will start to go vertical, aiming at being entirely finished in winter 2016-17. That’s a few months after the arena opens next fall, though a timeline provided by the Kings suggests retail tenants in the building could open sooner, possibly next summer.
At the same time as vertical construction gets underway, other workers will begin overhauling the remainder of Downtown Plaza to face into the plaza. Other milestones in the next few months will be construction of a two-story garage for the mixed-use tower, finalizing the hotel’s interior design and the arrival of more tower cranes.
The hotel, which will be named this fall, will open in time for the NCAA Men’s Basketball Tournament, which will have one of its rounds in Golden 1 Center. The tournament is typically played in mid-March.
In addition to Swinerton, the Kings, Kimpton and retail developer/operator JMA Ventures, project partners include Cushman & Wakefield, Puccini Group, Rios Clemente Hale Studios and House & Robertson Architects.
