Sacramento is the capital of California. It is not as expensive as the San Francesco bay area only an hour away and not so congested as Los Angles, beautiful mountains and wildness an hour away,  it fits just right on
the map of California.
 
It is second on the comeback for residential California real estate. The Indian Billionaire
 Vivek Ranadivé bought Kings Basketball team  investing Millions. The famous basketball Player Shaq O'Neil also is investing millions. As a result prime real estate in my area is selling quickly. When the new area begins construction and thousand of jobs open, there will be a shortage of residential as well as commercial building space.
 
Look my esteemed friend, its Now!, right now !, is the time to invest in the Sacramento area before all the large Indian, Japanese and Chinese investors grab it all ! and they laugh all the way to the bank.

  遇到过很多贷款人，很多人都认为在美国买房，房子必须是自住屋，其实不然，使现在是在租房子住，如果有的资金和好的房源，也可以直接申请房买房贷款。 而且贷款买房也远没有你想像的那么难。美国买房贷款申请的“房”分三种： 自住屋(Primary Home)： 如字面意思，是买来自己住的； 第二套房(Second Home)： 是指不长住的房子，但是偶尔会去住一下，例如在某旅游景点附近，海边的房子等等； 投资房(Investment Property)： 是期望着通过购买出租收，或者是低买高卖得到。 在不少地方，由于地理，工作地点或者环境因素，可能购房者会认为相对自住而言更适合做。 举个例子： 同样是4房3卫的独立屋，在沿海可能要买超过100万，但是内陆可能30或40万就能买到，同时可能就差个几百块钱。也就是说，房价和房租不是成线性相关增加的，这就是为什麽有的地方放20%的就能有正的现金，有的地方却放40%的都收不回房贷和地税等。 下面是在贷款购买美国房产做时常被问到的几个问题。 Q:  美国房产收入要多少？和自住屋审核有区别吗？ A:  没有区别，房收入的审核依然是看DTI(Debt-to-Income Ratio)，也就是： 房贷+地税+保险+HOA+车贷+信用卡还款额 ≤ 45%税前月收入 更好的是，买房的话，房可能的收入会被算入可使用的收入，其算法是，乘以75%，再减去房的月供，如果剩下的是正数，那麽加到分母里；如果是负数，则加到分子里。所以，有时你会发现直接买房甚至能获批更高额度的贷款。 这个怎么决定呢？贷款都要做房屋估值(Appraisal)，银行会参考Appraisal Report上Appraiser给出的建议。Appraiser会对比附近的房子，做出一个“Comparable Rent Schedule”，给出自己的建议出租额度。 Q: 需要多少，有额外要求吗？ A: 买房需要20%，但是除了和Closing Cost之外，房的贷款申请还需要有资金储备(Reserves)，其额度要求是6个月的PITIA。 Q: 什么是PITIA？ A: PI = Principal & Interest，房贷     T = Tax，地税     I = Insurance，保险     A = HOA，管理费 所以PITIA指的就是：每月房贷，地税，保险以及管理
